The supply tracker
The UAE off-plan market, measured.
Portals list what is for sale. This page tracks what the market is doing — computed from 2,212 projects we follow daily: what launched, what sold out, what prices open at, and when the homes actually arrive. Figures update with every data refresh; checked 16 Oct 2026.

The ledger: 2,212 tracked = 1,322 selling now + 6 announced with pricing to come + 884 no longer selling. "No longer selling" means the developer's inventory shows zero available units — fully sold, or withdrawn from open sale.
Project movement since 16 Sept 2026
Whole projects entering, leaving or returning to the market — not individual unit sales.

Their developers' inventories dropped to zero available units — sold out, or withdrawn from open sale. Either way: supply that left the market.

The math: on 16 Sept 2026, 886 projects were no longer selling. Since then 46 left the market, 50 returned to sale, and 2 newly tracked projects arrived already closed — 886 + 46 − 50 + 2 = 884 today.
What the series says
Differences between dated snapshots of our own catalogue, with the dates and sample sizes attached. These are measurements of what changed, not predictions of what happens next — we publish the arithmetic and leave the forecasting to people who are paid to be wrong about it.
Projects on sale
+147 projects in 72 days
Since 5 Aug 2026, when the catalogue reached roughly its present size (2,065 tracked), the count of projects selling has moved from 1,175 to 1,322 — +12.5% across 17 snapshots. Measured back to the first snapshot the figure is +1,287, but tracked coverage also went from 35 projects to 2,212 over those 171 days: that number is mostly us loading more of the market, not the market adding that much supply.
Median from-price
+1.2% since 5 Aug 2026
AED 1,665,000 on 5 Aug 2026 against AED 1,685,164 today, across 17 snapshots of a catalogue that stayed the same size. Against the first snapshot the median reads −58.9%, and that comparison is not about prices: it sets 35 projects beside 2,212. Medians run across each project's published entry price, so the figure also moves when the mix of what is launching moves.
Arrivals against departures
1.43× over 30 days
In the 30 days since 16 Sept 2026, 66 projects came to market and 46 stopped selling — 1.43 arriving for every one leaving, a difference of +20 projects. A further 50 returned to sale in the same window, so the change in the selling total is not simply that difference. Whole projects, not individual units.
Handover pipeline
2027 is the fattest year
1,120 of the 1,322 selling projects publish a scheduled handover year. Of those, 385 (34%) are dated 2027; 569 (51%) land in 2026 or 2027, and 551 (49%) sit in 2028 or beyond. The other 202 selling projects carry no published date yet. Dates are the developers' own and move.
What this block deliberately does not do: draw a line through 21 snapshots and call it a direction. The record below has a 95-day hole in it (1 May 2026 to 4 Aug 2026) and a catalogue that grew underneath it. Deltas are what the data supports; anything further would be an opinion wearing a number's clothes.

Method
Aggregated from the 2,212 off-plan projects Impala Real Estate tracks across the UAE, refreshed daily from developer-level data. "From-price" is each project's published entry price; medians are taken across projects, not units. Movement compares dated snapshots of the whole catalogue: 21 of them between 28 Apr 2026 and 16 Oct 2026, which is a record rather than a continuous daily series — the longest gap runs 95 days, from 1 May 2026 to 4 Aug 2026. Coverage grew across that span too, from 35 tracked projects to 2,212, so the earliest rows describe a smaller catalogue and not a smaller market; comparisons drawn back to them measure us, not the UAE. Figures are project-level aggregates; unit-level pricing is available to clients through our advisors.
