Qnity by Wallaya Villas is a premium pool villa development by Wallaya Villas Development, one of Phuket's most experienced developers with over 19 years of completed projects across the island. The complex comprises 18 private villas within a gated community, divided into five distinct types ranging from three to five bedrooms. Depending on the villa type, residences span two or three floors, each featuring a private pool, generous terraces, and a dedicated plot of land. Handover is scheduled for Q4 2026.

The architectural concept is built around a bold interplay of dark materials, natural stone, and wood, combined with panoramic glazing and open-plan layouts. Ground floors are designed around sunken living areas that create a seamless visual flow between the interior and the pool terrace. Each villa includes a private elevator, with select types also featuring a wine room, sky lounge, and private studio. The project has been developed in collaboration with architectural studio NUZEN Limited.

All villas at Qnity are delivered unfurnished, with a fully completed interior finish in a deep contemporary palette: dark surfaces contrasted with warm timber panelling, natural stone, and marble accents, complemented by distinctive lava-stone pool tiles in a rich emerald tone. Kitchens are fitted with built-in cabinetry. The interiors draw on a modern loft aesthetic, with an emphasis on simplicity, refinement, and meticulous attention to spatial detail.
