This is the first edition of a monthly census nobody else publishes: a project-level count of everything actually buyable off-plan in the UAE, taken from the catalogue we refresh daily. On 5 September 2026 we tracked 2,139 off-plan projects, of which 1,234 were on sale and 896 fully sold out.

The numbers are counted, not estimated: every figure in this report comes from dated snapshots of our own catalogue, and each month we publish the delta. Journalists and analysts are welcome to cite it — the method and citation line are at the end.

The market in one paragraph

The median entry price across every UAE project on sale is AED 1.67 million — almost exactly the AED 2M Golden Visa threshold sits one step above the typical entry ticket. 16% of selling projects offer post-handover payment plans, and the average booking deposit is 18%.

  • →Dubai carries 908 of the 1,234 selling projects (74%), median entry AED 1.67M.
  • →Abu Dhabi is the premium lane: 82 projects, but a median entry of AED 3.45M — more than double Dubai’s.
  • →Ras al-Khaimah is the surprise third market: 67 projects at a median of AED 2.40M, 40 of them on Al Marjan Island alone.
  • →Sharjah (40), Ajman (20 — the cheapest lane, median AED 898K) and Umm al-Quwain (16) round out the field.

What moved between 5 August and 5 September

A month of daily refreshes, netted out: the tracked catalogue grew from 2,065 to 2,139 projects (+74), projects on sale rose from 1,175 to 1,234 (+59), and the sold-out register grew from 882 to 896 (+14). The UAE median entry moved AED 1,665,000 → 1,670,000 — essentially flat (+0.3%).

Two honest notes on reading the deltas: catalogue growth includes newly listed projects as well as brand-new launches, and these are project counts, not unit counts — one tower and one villa phase each count once.

Where the supply actually is

Four districts hold roughly one in five of every buyable off-plan project in the country:

  • →JVC — 94 projects on sale, median entry AED 1.16M. The deepest off-plan market in the UAE.
  • →Dubai Islands — 64 projects, median AED 2.47M. The launch wave continues.
  • →Dubailand Residence Complex — 47 projects, median AED 815K. The volume-value district.
  • →Business Bay — 46 projects, median AED 2.79M.
  • →Al Marjan Island (RAK) — 40 projects at a median of AED 2.72M: Business Bay pricing, an emirate away. The Wynn effect, in numbers.
  • →Dubai South — 36 projects, median AED 1.14M; JVT — 27 at AED 1.15M; International City — 27 at AED 850K.

The handover wall is 2027

Of the selling projects with a published completion year, 2027 is the peak: 243 projects are scheduled to hand over that year — against 167 still buyable for 2026 delivery, 121 for 2028, 57 for 2029, and a thin tail of 5 projects stretching to 2031.

The month-on-month drift is visible even in four weeks: 2026-delivery stock rose 161 → 167 as completed projects keep selling remainders, and 2028 slipped 123 → 121 as buyers absorb the later pipeline. If you are buying for rental income, the 2027 wall is your competition calendar: a large cohort of keys lands in the same twelve months.

Who is building it

The developer league by projects currently on sale:

  • →Emaar — 59 selling projects, the clear leader.
  • →Sobha — 42, DAMAC — 38, Azizi — 37, Binghatti — 37.
  • →Reportage Properties — 28, Samana — 28, Object 1 — 25 lead the challenger pack.

Eight developers account for 294 of the 1,234 projects on sale — roughly one in four. The other three quarters are spread across 490+ smaller developers, which is where payment-plan competition is fiercest.

Method, and how to cite this

The tracker counts projects (not units) marked on sale with a published price in our catalogue, which is refreshed daily from developer-distributed inventory and our own manual entries, then snapshotted on dated records. Movement is computed between snapshots — this edition compares 5 August against 5 September 2026. Sold-out projects are never deleted; they move to a permanent register.

Questions buyers ask

How often is the tracker updated?+

The underlying catalogue refreshes daily; the tracker publishes monthly, in the first week of each month, comparing dated snapshots. Each edition keeps its own permanent URL so citations never break.

Are these unit counts or project counts?+

Projects. A 400-unit tower and a 40-villa phase each count once. Unit-level supply is not reliably published by developers, so we count what can be counted honestly.

What counts as “on sale”?+

A project marked on sale, in presale, or taking EOIs with a published starting price in our catalogue. Sold-out projects move to a permanent register and are excluded from selling counts.

Can I use these numbers in an article or report?+

Yes — cite “Impala Real Estate — UAE Off-Plan Supply Tracker, September 2026” and link this page. For custom cuts of the data (by emirate, developer, price band or handover year), contact us.
